400万平方米写字楼3年内入市

 

  “别看现在写字楼行情火热,但也蕴藏风险。”一位不愿意透露姓名的开发商说。

  中原华西区总经理庄泽宝说,虽然来自港澳台的投资者青睐重庆的写字楼,但受限购令约束,使占据写字楼市场相当比例的港澳台和境外投资群体难以大量“吃货”,虽偶有大单成交,但也只是个案。

 

  投资写字楼短期难赚钱

 

  “目前,对于实力较小的个人投资者,买写字楼应慎重。”庄泽宝说,从未来3年来看,市场供应量增加,写字楼的回报率增幅不大,且资本紧缩的情况下,写字楼价格增幅也较低,所以投资写字楼短期难赚钱。

 

  银和投资总裁刘俊夫说,投资写字楼不仅要看硬件,还要看物管服务和综合素质,比如个别写字楼,外面看起来很漂亮,但里面入驻的企业五花八门,有火锅、宾馆、学校、咨询公司,还有洗脚的。电梯里面上上下下的人员很复杂,这种写字楼的价值就要打折扣。

 

  庄泽宝说,对于投资年限在5年以上的投资者来说,投资写字楼的风险较小。因为“十二五”收官时,重庆要建成世界笔记本电脑基地,一大批对写字楼需求较高的世界500强配套服务企业将登陆重庆,刺激写字楼市场。

 

  隆鑫地产一不愿披露姓名的负责人表示,重庆的写字楼开发还处于一个较低的阶段,特别是在服务方面,在如何最大限度地满足业主的需求和成本控制上,还有较大的提升空间,比如说节能方面,在空调设置上,目前的写字楼大部分是分层开启,哪怕一层楼只有一间办公室有人,整层楼的空调都要开启,这是值得改进的。
